What is in the flat?

  1. equipment in the kitchen (pots, waiters, spoon, all kind of kitchen stuff)
  2. fridge
  3. electric cooker in flat 1, coocker on the gas in flat 2 (please take care of the gas, turn-off the coocker when you don’t need it!)
  4. laundering machine (please take care of the machine and keep it in order! You do NOT turn-on/turn-off it in the wall, but by pressing the big button inside and out on the machine)
  5. Two wooden beds with mattress in flat 1, three wooden beds in flat 2 (2 beds in one room,1 bed in another room)
  6. each room has one study-table and one chest
  7. Two TVs in the flat 2
  8. vacuum cleaner in flat 2
  9. balcony looking on the street and terrace (stoep) in the back in flat 2

 

What do you have to bring with you?

  • pillow & quilt, bed sheets, towels (we are of opinion that these are personal stuff that everyone wants to have on his own)
  • personal soaps and shampoons
  • iron, fen…

 

What about flat keys?

You get one set of keys on the day of entering the flat, one key for the house and one key for the flat, and on the day leaving the flat you give the keys back.

If there are roommates in the flat, they also get a set of keys.

 

What to do in the case of sudden failure?

All failures and damages should be notified to me as the lessor. I will arrange with you further steps. Usual failures and damages were clogged sink or WC.

In case on the repair by some official firm, always ask for R1-racun (invoice) with the dates of the owner. The same in the case you bay some furniture for the flat, or other stuff, and you expect that the lessor compensate this sum. This can be done only with the previous agreement with the lessor (by telephone/mail/sms).

 

What about damage in the flat?

The flat has been photographed before renting. You have to give the flat back in the state it was at the beginning of the renting-period. Normal use of the flat is ok. Over-normal use of the flat, including pluck of the furniture, broken machines, putty walls, etc. will be additionally charged in the amount needed for the repair.

 

When and how can the lessor enter the flat?

The lessor can enter the flat any time if he finds it necessary (to remove snow and leafs on the stoep, issues with heating, issues with water, repairing in the flat of any kind, etc.),, with previous sms-message to the tenant.

The lessor visits the flat every 3 months when he collects 3 months-period rent.

The lessor has the right to go through the flat and check if everything is ok.

The lessor can enter the flat any time in the last renting-month, in order to show the flat the interested renters, with previous sms-message to the tenant.

 

How to use blinds (rollete) on the windows? (flat 2 only)

Blinds on the windows are there to secure flat from the unwanted entry (never happened till today), for the reason the flat is on the 1st floor.

Lower the blinds (rollete) on the windows almost till the end every time you leave the flat for more than half a day.

 

How to proceed by leaving the flat for longer period (weekend/holidays) as well as leaving the flat at the end of the renting-period?

  • close the valves on the radiators, FLAT2: leave thermostat in the dining-room on 25, leave Vaillant in the bathroom turned ON! (Do not turn Vaillant in the bathroom ever off!!!)
  • once again: close the valves on the radiators! On all radiators in all rooms. Otherwise the Vaillant is going to heat and the cost of the gas can be pretty big!
  • windows in the winter: when there is very cold outside close the windows totally
  • windows in the spring-summer-autumn: windows can be constantly open on the brow, and even when you are not in the apartment, but the blinds (rollete) on the windows have to be lower almost till the end
  • turn-off all electrical devices (cooker, rinks, fridge, iron, laundering machine, etc.)
  • pull the cables of all electrical devices out of the sockets (iron, laundering machine, etc.)
  • lower the blinds (rollete) on the windows almost to the end, in winter/summer, always

 

How to heat in the winter months?

  • ventilate the apartment once a day (otherwise, black fungus and mildew is produced, and that can be the reason for extra damages reimbursement, because this walls has to be treated with special funds and painted again)
  • when leaving the flat (for few hours up to few days), please close windows and radiators (otherwise the flat gets to cold and to warm up again costs a great sum of money!!!)
  • good news is that the flat is in the sandwich between the other flats, so that the once achieved temperature holds during the day!

How to use electrical devices in the flat?

  • electricity capacity in the flat is limited to 3.8kW
  • TV, PC, radio and similar devices can work at the same time without no limits
  • combination of 2 or more electrical devices as cooker, iron, fan, laundering machine, at the same time, can lead to current drop out (button for the electricity is above the doors in the corridor)
  • flat has TV signal
  • there is no telephone or internet in the flat, but you can obtain it at the VIP or T-COM provider on you own name and own costs
  • at leaving the flat for longer period (weekend/holidays) please close the water at the laundering machine and pull the cable out of the socket (but NOT every day, because the socket will be pushed out!)
  • Attention: at leaving the flat / or going to sleep, please turn-off all electrical devices and pull the cable out of the socket, for example: iron!!!
  • Attention: at leaving the flat / or going to sleep, please mute gas at the rink in the kitchen as well as yellow handle in the angle near the rink. (Yellow handle in the angle, near the rinks, is for the gas in the kitchen. If you turn this handle in another direction, you mute gas.)
