You are signing the lease/rent-agreement.
The rent-agreement is always signed just by only one tenant/lessee and lessor.
Agreement is usually signed on the first day of the renting-period.
Renting-period is usually 3 months. It can be annexed as many times as wished.
Attention: Tenant is obliged to send the lessor the scan of his/hers Personal Identity Card or Passport, for the purpose of preparing the agreement.
The rent-agreement is always sign just by one person (tenant/lessee) and lessor.
Tenant/lessee is NOT allowed to sub-rent the another room in the flat without lessors approval.
In the case of more roommates, the tenant/lessee and lessor will make an annex of the agreement (handwritten on the last page of the rent agreement), and the roommate will sign the annex-agreement also.
If the tenant is leaving the flat, the roommate can step into his position in the agreement.

Rent-money is stated in the Agreement.
Rent-money consist of the rent + costs (electricity, gas, water, etc.). On the first day of the renting-period (or sometimes before), the tenant/lessee pays rent for 3 months in which also the deposit for the flat-costs (electricity, gas, water, etc.) inclusive is. On the same day the state of electricity and gas is noted from the counter.
That means that the rent is paid for the month in advance for example: on 01.09. for September, on 01.10. for October, etc.; or on 01.09. for September, October and November, in the full amount of the 3x monthly rents.
Flat costs (electricity, gas, water, etc.) in real amount are paid at the end of the month, or altogether after the period of 3 months, upon final calculation of the previous and actual status of the counter. In the case the sum paid in advance (deposit) is too high, you could get rest of the money back. In the case the sum paid in advance is not enough for the flat-costs, you have to pay the rest. Invoices for the flat-costs (electricity, gas, water, etc.) are always paid by lessor.
Attention: the flat is heated with gas (Vaillant system), and in the winter time you have to be careful, because if heated over every common sense, it can cause pretty high costs!
Payment of the rent-money is the liability of the tenant/lessor.
In the case of another roommate, the tenant is still the one who is responsible for the payment of the rent-money.
As soon as possible. As soon as you know that you are leaving for another flat or any other reason, please inform the lessor, so that a new tenant could be searched for.
It is also expected not to leave the flat before final calculation of all flat costs (electricity and gas) has been made, because you could possibly get also some money back.
